Covenant Violation Policy

Country Place was established as a covenant neighborhood with standards in order to maintain property values for the neighborhood.  Covenants for every section are available to view at  www.countryplacehomeowners.com/covenants or at the office of the Chancery Clerk of Rankin County.

The Covenant Committee has established the following procedure for addressing covenant violations:

  1. The Covenant Committee will make a list of covenant violations based on resident complaints and/or regular visual inspections of the neighborhood.
  2. The Covenant Committee, President and Vice-President will discuss whether there are any known hardships or extenuating circumstances. *
  3. If none are known, a door hanger noting the violation will be placed on the door or mailbox for action within 14 days.  An email address is provided on the door hanger for the resident to communicate with the Covenant Committee.
  4. Resident name, address and violation will be recorded by the Covenant Committee Chairperson for documentation and follow-up.
  5. If, after 14 days the violation has not been corrected and no contact has been made by the resident, the HOA attorney will mail a certified letter to the resident citing the covenant violation with a deadline of 7 days to comply.
  6. If, after 7 days the violation has not been corrected, the HOA Board will discuss additional action to be taken on a case-by-case basis.

*If the resident expresses a hardship or extenuating circumstances, the HOA board will attempt to help the resident find assistance, and re-evaluate, if necessary.
